BUYING PROCESS
The buying process follows three phases:
Agreement phase:
Obtaining Passport photocopies
6 passport size photos – for Title Deed
Obtaining a tax ID number from the tax office –this is needed to open a Turkish bank account
Opening a Turkish bank account
Assigning a Power of Attorney – this will normally be your legal representative, who will be able to stay in Turkey during the process.
Signing the contract – in the presence of your lawyer.
A £2000 non-refundable deposit is payable when reserving your property. This will be subtracted from the final payment.
Building phase:
First payment 30% of the total value – on signing the agreement
Second payment 30 % of the total value – 3 months after the agreement
Third payment 30 % of the total value – 6 months after the agreement
You will be able to see how the development of your site is going each month on our website and ask questions to us as it proceeds.
Completion phase:
Inspection of the property before hand-over
Last payment 10 % of the total value [minus £2000 deposit] – just before passing on the keys
Hand-over of the keys
Obtaining the Title Deed – We apply and get the Title Deed (TAPU) in your name. The period for obtaining a TAPU is approximately 3 months.
Supplementary Costs
Military application charges, Title Deed (TAPU) registration charges and Infrastructure charges will all be paid by the construction company.
Electricity and water connection charges will also be paid by the construction company.

Registration and administrative charges £300-£800
Buyer’s tax 1.5% of the TAPU value

Annual Costs
You will need to budget to pay the following costs annually, and the actual payment is done for you as a part of our maintenance service.
DASK- earthquake insurance (compulsory)
Local Council tax based on Tapu value
Annual maintenance fees based on property size
N.B: You may want to take other insurances (theft, fire, flood etc.) as well, but only DASK is compulsory.
PROPERTY MANAGEMENT & MAINTENANCE PACKAGE
The construction company guarantees to look after you during and after you buy a property with them. The full management and maintenance service meets all your needs and they will always be ready to help whenever you need them.
The services include:
Gardens:
Shared and private garden maintenance including cutting the grass, applying pesticides, adding organics and fertilizers, and regular watering
Pools:
Regular checking of shared and private pools and pool equipment
Cleaning and setting up the pools at the beginning of the season
Regular addition of chemicals
Communal Areas:
Communal perimeter walls, gates, pathways, staircases, balustrades and lightening will be cleaned and set up.
Infrastructure:
Checking and maintaining of the communal pipe system
Electricity:
Communal electricity management and maintenance
Water:
Communal water management and maintenance
Property Cleaning:
Interior cleaning of the properties will be done before 1st May and after 31st October. (Housekeeping service will be given if/when required during your stay for an extra payment.)
Bill, Tax, and Insurance Payments:
Electricity, water, phone bills etc. will be paid regularly.
Tax and insurances will be paid annually.
Security:
24/7 security will be provided.
OUR SERVICE PACK IS IN TWO PARTS :
1) 1st May – 31st October:
Gardens will be watered daily. Grass will be cut weekly. Organics, fertilizers, and pesticides will be applied monthly.
Daily Ph-testing, adding chemicals, and cleaning of the pool
Daily cleaning and tidying up the sun-bed sets and the sunbathing terraces
Daily checking and cleaning of Communal perimeter walls, gates, pathways, staircases, balustrades and lighting
Start of season cleaning before 1st May
2) 1st November – 30th April:
Gardens will be watered every two days. Grass will be cut every two weeks. Organics, fertilizers, and pesticides will be applied every two months.
Pool pumps will be dismantled, cleaned, packed, and put into storage for protection. Sun-beds will be cleaned, wrapped, and put into storage for protection.
Communal perimeter walls, gates, pathways, staircases, balustrades and lighting will be cleaned and protected.
End of season cleaning after 31st October
N.B: Management and maintenance fees are between £400-£750.
Management and maintenance fees will vary depending upon the size and number of the properties in a complex.
For this service there is a management and maintenance agreement that will be signed by you and the construction company.
