The villa is on a small complex comprised of 5 villas and 8 apartments. The villas are all UK owned and in good condition. They share gardens and a pool. The complex is in the tranquil Osmanağalar area and about a 10 minute walk from the town centre.

The houses

The houses all have a balcony facing the pool, ideal for families who want to be able to watch their children as they swim and play. The gardens are mature and have many attractive plants. All the grounds are for communal use as is the covered bar/ gazebo area.

Built in 1996 the villa is cream on the outside with metal balconies. There are two entrances to the house, one through a wooden front door and also via another wooden door from the pool facing front veranda.

Downstairs

As soon as one enters the hallway (8ft x 3ft) it is possible to appreciate the generous dimensions of this well maintained and neutrally decorated villa. There is a downstairs bathroom (4ft 6in x 5ft 6in) to the right of the entrance.

To the right are white marble stairs and a large understair space with the washing machine set inside it.

The lounge is open plan to the dining area and kitchen. The lounge is furnished with two three seater settees and two arm chairs as well as a coffee table, dining table and chairs and side tables. The lounge is 12ft wide and 19ft 6in long at its longest point and has a door leading to the front veranda. This veranda measures 7ft by 12ft and can easily accomodate a dining table and four chairs.

The kitchen (8ft x 8ft) has a marble worktop and wooden fitted cupboards. As well as the washing machine under the stairs there is a fridge, mini oven and kettle. There is a full set of crockery and cutlery too. The kitchen has its own balcony which is 4ft 6in wide by 7ft long and large enough for table and chairs.

Upstairs

One of the most attractive features of this villa are the three bedrooms. Two of the bedrooms are large doubles, bedroom one (14ft x 12ft) has a double bed, wardrobe and two bedside cabinets and bedroom two (11ft x 8ft 6in) is also fitted with twin beds, two bedside cabinets and wardrobe. Both bedroom one and two are pool facing. The third bedroom (9ft x 10ft) could be considered a spacious single or a small double and is currently being used as a single bedroom. This smallest bedroom has a nice size balcony leading off it looking towards the mountains at Arıkbaşı.

The bathroom is large (9ft x 6ft 6in) and like the rest of the house the hot water is supplied by the solar water heating system.

There is a second balcony (8ft 6in x 4ft 6in) upstairs leading off the corridor which has good views out to the mountains surrounding Dalyan.

Maintenance costs

These are approx £300 which is very reasonable for a three bedroom house

This pleasant property has the space and ambience to be a very happy holiday home for a larger family or for those keen to rent commercially.
